I read the headlines.
I understand the hesitation.

So I asked myself recently, if I were personally buying a home in Nashville right now, what would I actually do?

Not what sounds good on Instagram.
Not what makes a flashy headline.

But what I would truly do.

Here’s my honest answer.

1. I Would Get Financially Clear, Not Just Pre-Approved

Yes, I would get pre-approved.

But more importantly, I would get comfortable.

There’s a difference.

I would know:

  • My monthly payment comfort zone

  • My cash position after closing

  • My long-term plan for the home

Buying in today’s market isn’t about stretching. It’s about sustainability.
I wouldn’t buy based on optimism.
I’d buy based on clarity.

2. I Would Study Micro-Markets, Not Headlines

National news does not buy homes in Nashville. Neighborhoods do.

Some areas are competitive.
Some are negotiable.
Some have inventory building quietly.

If I were buying today, I wouldn’t “shop Nashville.”

I’d pick two or three specific areas and watch them closely for 30–60 days.
I’d learn their rhythm.

That’s where leverage lives.

3. I Would Look for Motivation, Not Just Aesthetic

Beautiful homes are everywhere.
But motivation is where the opportunity is.

Is the seller relocating?
Is the home sitting just slightly longer than average?
Is there a builder with specs closing this quarter?

In today’s market, leverage is often quiet.

I wouldn’t chase hype.
I’d chase positioning.

4. I Would Negotiate Creatively

This market allows for conversation again.

I would:

  • Ask for closing costs when appropriate

  • Consider rate buydowns

  • Negotiate repairs thoughtfully

  • Look at total terms, not just price

Winning doesn’t always mean “lowest price.”
It means best overall structure.

5. I Would Stop Trying to Time It Perfectly

Here’s the truth:
There has never been a perfectly predictable market.
Not in 2003.
Not in 2017.
Not in 2021.
Not now.

If I found the right house, in the right location, at a payment I could comfortably sustain, I would move forward.
Because long-term ownership in Nashville has consistently rewarded patience over perfection.

What I Wouldn’t Do:

  • I wouldn’t panic.

  • I wouldn’t overpay out of fear.

  • And I wouldn’t wait endlessly for a market that feels “easier.”

I would buy strategically.
With clarity.
With negotiation.
And with a long-term mindset.

And that’s exactly how I guide my clients today.
